Urban redevelopments are typically conceptualized as an improved version of traditional urban development, readjusting a single city block into a new residential zone.

Urban redevelopments are a common conceptualization for land reclamation projects that take place in urban areas, where some parts of the land have been zoned to accommodate new residential or commercial spaces.

Concepts of Urban Revitalization and Urban Developments

Urban revitalization is generally conceptually similar to urban reclamation, except that it takes place on existing land and generally involves an urban rezoning done by the local government.

Urban revitalization is generally undertaken to improve the neighborhood’s economic status through increased business and community sales, as well as to improve the neighborhood’s quality of life.

However, urban revitalization is not limited to improving an individual’s quality of life. Urban revitalization can also be thought of as a means of encouraging more people to live in the area.

The goal of urban revitalization is to create a “city within a city”

This is the process in which a real estate developer can create multiple neighborhoods, many of which have their own unique characteristics, such as demographics, crime rates, proximity to public transportation, and other amenities.

Real estate developers work with the neighborhood stakeholders, which include the city government, school district, businesses, residents, and citizens.

The real estate developer seeks to develop the land into a neighborhood that offers a good living environment to a high degree of affordability, but without sacrificing the neighborhood’s unique character.

Urban redevelopments do not necessarily involve tearing down the existing homes in a given area, as urban redevelopments are generally part of a comprehensive urban revitalization plan.

The goal of a complete urban revitalization plan is to combine

  • Affordable housing
  • Improved community infrastructure
  • Public recreation
  • Transportation facilities
  • Business development to create a thriving, mixed-income area

One of the most popular types of urban revitalization includes mixed-use urban redevelopments, such as the construction of retail centers, restaurants, or even condominiums, all within a planned set of streets.

Urban revitalization can take place on just a single block or encompass a large area. These are characterized by lots of mixed-use communities, such as

  • Single-family homes
  • Townhouses
  • Condos, or apartments, where homeowners can choose between single-family units
  • Apartments, and other types of single-family or multi-family units

The mixed-use areas may also feature multiple restaurants, schools, and other businesses. Urban revitalization is not always complete in its initial stages.

Many urban communities undergo mixed-use urban redevelopments, such as commercial revitalization or the development of multi-unit apartment buildings. There is also some level of mixed-income community, including apartment buildings that are rented by upper-class families, as well as lower-income communities.

Although many communities experience urban development, many rural areas are still left untouched. In rural areas, urban redevelopments may involve the construction of commercial districts, including shopping malls, restaurants, and businesses in close proximity to residences.

Urban areas with little land available can benefit from community gardens, greenhouses, and the planting of new trees. Urban communities also offer a variety of recreation opportunities, such as water parks, hiking trails, golf courses, and a variety of recreational activities.

Urban developments provide people with

  • Improved lifestyle
  • Increasing the value of the home and property, while preserving the community’s natural resources

Many urban communities are built to meet the needs of a growing population, providing easy access to education, a safe and secure home, and garden, and recreational activities, and recreational facilities.

Urban neighborhoods are a popular choice for those who desire a comfortable lifestyle. However, there are some aspects of living in an urban community that some people find difficult.

Most urban communities have rules governing noise, litter, and other unwanted behavior. If noise is a problem in your area, do not hesitate to consult with your community’s noise control commission.

Urban neighborhoods do not always have plenty of public transportation to get people to and from work. If you live in a neighborhood that does not have reliable public transportation, you can opt for private cars for your transportation needs.

Urban communities are often difficult to afford, and they require careful planning to provide quality living to residents. Many of these neighborhoods have a higher crime rate than their rural counterparts.

But there is an opportunity to create a safe and stable neighborhood with careful planning. In many cases, you will need to hire a planner to help you develop an urban community that will benefit you.
